Moreover, no serious investor would ever assume that there was any kind of cap on the cost of repairs. In this case, a house with unpaid property taxes on the title can be sold outright at auction. Even after you win the bid the property isn’t technically yours until you get the title certificate, which can take a few days. You should probably avoid taking major steps like renovation projects until you receive them. A previous owner may still be able to file a legal objection until you take full ownership of the property, so it’s important to be patient.

Keep in mind disclosing the condition of a property and its know defects is not something the auctioneer or lender will be doing. In a foreclosure, the lender has never occupied the property, so more often than not, they know very little about the structure and potential problems that may be lurking.
